FEATURED LENDING PROGRAMS

Down Payment Assistance

  • This program provides up to 5% of the purchase price towards the downpayment and closing costs. Follows FHA lending guidelines with a minimum FICO of 620 and some income limit restrictions. If approved, out of pocket expense is as low as 1% of the purchase price. The 5% will be a secondary loan paid over a 10 year term or can be a grant that is not required to be paid. 

Profit and Loss Statement

  • Designed for self employed borrowers or cooperations, this program's income requirements are as simple as a profit and loss statement from a Certified Public Accountant.  Minimum FICO requirements are as low as 700 with a downpayment of 20% or greater.

Verification of Employment

  • This program follows FHA guidelines with a minimum downpayment of 3.5% and FICO of 620. Income documentation is provided by the current employer who verifies current salary, bonus, through completion of VOE forms.

FHA | Conventional

  • Standard programs for purchasing a home. Minimum FICOs as low as 620 and a downpayment of 3.5% for first time home buyers. 

DSCR (Investors)

  • For current homeowners looking to expand their portfolio and get into the rental market or just looking to purchase a secondary Investment home. This program requires a 20% downpayment and FICOs above 700. The income is calculated based on the projected rental income the property will generate. Interest only loans are available upon request for the calculations.

Conventional - NO Mortgage Insurance

  •  Conventional guidelines with FICO scores required above 700 and downpayment of 10%, this program gives you the benefit of no mortgage insurance without the large downpayment of 20% or more
